Real Project
Recent project in Culver City
The homeowner in Sunkist Park contacted us about trim painting. The house is a two-story home with a stunning Japanese garden - the owner is a professional landscaper, so every plant, stone, and pathway in that yard is intentional. We knew from the start that protecting his work during our project was non-negotiable.

During the initial inspection, we discovered the job was much bigger than trim paint. The fascia boards had severe termite damage - not surface damage, but deep structural rot that had been hidden under paint for years. Multiple boards needed full replacement. We also found windows that needed to be properly sealed, and a major stucco crack running along the second story that was a serious water intrusion risk.

The homeowner had no idea about the termite damage or the stucco problem. This is common in Sunkist Park - many of these homes were built in the mid-century era and the original wood trim has been deteriorating behind layers of old paint. You do not see it until you start prepping.

We used Sherwin-Williams Emerald for this project - their premium exterior line. For a home this close to the coast, the marine layer demands a paint system that resists moisture and mildew. Emerald has built-in UV protection and self-priming properties, which matters when you are coating over new wood patches next to aged surfaces.

The entire project took about a week. We replaced all the damaged fascia and trim boards, repaired the second-story stucco crack with matching texture so the repair blends with the original finish, sealed the windows, prepped every surface, primed the new wood with Sherwin-Williams primer, and finished with two coats of Emerald on all trim and fascia. The garden survived untouched.

Buildda Tip
What looks like a simple paint job often reveals hidden issues once prep work begins - termite damage, stucco cracks, or rot behind trim. We always assess the full scope before quoting so there are no surprises mid-project.

Marina del Rey sits in unincorporated Los Angeles County, which means building permits go through the LA County Department of Public Works rather than LADBS. The permit process, inspection protocols, and code requirements differ from what applies in the City of Los Angeles. For standard exterior repainting, no permit is typically required unless the work involves lead paint abatement on pre-1978 structures. We confirm jurisdiction before every project here because the county boundary lines in this area are not always intuitive - properties just across Lincoln Boulevard may fall under LADBS instead.
The defining challenge of exterior painting in Marina del Rey is salt air. The harbor is the largest man-made recreational small-craft marina in the world, and properties along Admiralty Way, the Tahiti Marina area, Panay Way, and Via Marina sit within a few hundred yards of open water. Salt-laden marine air is extremely corrosive - it attacks metal surfaces, degrades paint film, and accelerates the breakdown of caulking and sealant joints. Standard exterior paint systems that last 8 to 10 years in inland areas may show visible degradation in 4 to 5 years here. This is why we specify premium paint products with enhanced UV and moisture resistance for every Marina del Rey project.
Elastomeric coatings are our standard recommendation for stucco-clad homes and condos in the Marina. Elastomeric creates a thick, flexible membrane that bridges hairline stucco cracks and provides a waterproof barrier against constant moisture from fog and salt spray. We apply it at 10 to 15 mils dry film - roughly 5 to 8 times thicker than standard paint. Sherwin-Williams Loxon and ConFlex are the products we use most frequently in this environment.
Mold and mildew prevention is a major concern on Marina del Rey exteriors. The combination of salt air moisture, morning fog that lingers until midday, and limited air circulation between tightly spaced buildings creates ideal conditions for biological growth. North-facing walls are especially vulnerable because they receive minimal direct sunlight to dry out between moisture cycles. We pressure wash all exterior surfaces before painting and apply a mildew-resistant primer as a mandatory step - not optional - on every Marina del Rey project. We also recommend lighter paint colors on north-facing and harbor-facing walls because they show mildew growth earlier, allowing homeowners to address it before it becomes a remediation problem.
The Shores neighborhood along the eastern edge of the Marina has single-family homes and townhomes with more traditional residential character than the condo-dominated waterfront. These properties face the same salt air conditions but often have more exterior surface area - full stucco facades, wood trim, garage doors, and fencing. Color selection in the Shores tends toward coastal palettes: soft whites, grays, slate blues, and sage greens that complement the waterfront setting. Along Admiralty Way and the harbor side, the larger condo and apartment buildings require coordinated painting projects that involve HOA architectural committee approval, phased scheduling to minimize disruption to residents, and commercial-grade access equipment for upper floors.
Color choices here are influenced by the marine environment beyond aesthetics. Dark colors absorb more heat and accelerate UV breakdown of paint film already under stress from salt exposure. We steer Marina clients toward lighter and mid-tone colors that reflect solar energy and show less fade over time. When homeowners want darker accent colors on doors or trim, we use products with ceramic microsphere technology that reflect infrared radiation and reduce surface temperatures. Metal surfaces like railings, light fixtures, and gate hardware should be primed with rust-inhibitive primer before topcoating, because salt air will find and exploit any bare metal within months.
