Stucco Installation

Properly installed three-coat stucco can last 50-80 years. Many California homes from the 1920s-1950s still wear their original stucco. The key is addressing cracks promptly before water gets behind the finish, and keeping foundation drainage working so the wall stays dry from below. One-coat stucco systems have shorter typical lifespans, closer to 30-40 years on average.

Stucco cracks come from foundation settling, seismic movement, thermal expansion and contraction, improper application (insufficient cure time between coats), or moisture damage from behind the wall. Hairline cracks under 1/16 inch are usually cosmetic and common in the first year. Cracks over 1/8 inch should be evaluated for underlying issues, since water can enter and damage the wall behind.

Stucco repair typically runs $8-15 per square foot for patching with color matching. Small crack repairs might be $200-500; larger damaged areas with water-damaged backing can reach $1,000-3,000. A full re-stucco of an average home runs $10,000-25,000 depending on size, prep work, and how much existing finish needs to be removed before the new coats go on.

If the stucco is structurally sound and the issue is only fading or discoloration, painting is an option that costs less. For peeling, cracking, or moisture damage, a new finish coat ($6-9 per sq ft) provides better and longer-lasting results than paint, because paint sits on top of the wall while a new finish coat bonds with the wall system itself and seals tiny imperfections.

Common textures include smooth (Santa Barbara), sand or float finish, dash (rough), lace (Spanish), and skip trowel. Smooth shows every imperfection in the wall behind, so it requires the cleanest substrate prep. Sand and lace textures are the most popular in Southern California because they hide minor variations and weather attractively in the LA climate over time.

Full three-coat stucco on an average home takes 5-10 days on-site, with curing time required between coats. Re-coating (finish coat only over an existing scratch and brown coat) takes 2-4 days. Localized repairs can usually be completed in 1-2 days. Curing time between coats is the main schedule variable and should not be rushed regardless of weather pressure.

Stucco is one of the best exterior systems for California for several reasons. It is fire-resistant when correctly installed as part of fire-rated wall construction, important in wildfire-prone areas. It handles dry heat without expansion-and-contraction failure. And it has been the standard exterior on Southern California homes for over a century, so the trade and material supply are mature and reliable.

Traditional three-coat stucco is cement-based and applied over metal lath in three layers. EIFS (Exterior Insulation and Finish System) uses foam insulation board with a thin synthetic finish coat. EIFS offers better insulation value per inch but requires careful drainage and flashing detailing to prevent moisture problems behind the foam.
