Real Project
Recent project in Culver City
The homeowner in Sunkist Park contacted us about trim painting. The house is a two-story home with a stunning Japanese garden - the owner is a professional landscaper, so every plant, stone, and pathway in that yard is intentional. We knew from the start that protecting his work during our project was non-negotiable.

During the initial inspection, we discovered the job was much bigger than trim paint. The fascia boards had severe termite damage - not surface damage, but deep structural rot that had been hidden under paint for years. Multiple boards needed full replacement. We also found windows that needed to be properly sealed, and a major stucco crack running along the second story that was a serious water intrusion risk.

The homeowner had no idea about the termite damage or the stucco problem. This is common in Sunkist Park - many of these homes were built in the mid-century era and the original wood trim has been deteriorating behind layers of old paint. You do not see it until you start prepping.

We used Sherwin-Williams Emerald for this project - their premium exterior line. For a home this close to the coast, the marine layer demands a paint system that resists moisture and mildew. Emerald has built-in UV protection and self-priming properties, which matters when you are coating over new wood patches next to aged surfaces.

The entire project took about a week. We replaced all the damaged fascia and trim boards, repaired the second-story stucco crack with matching texture so the repair blends with the original finish, sealed the windows, prepped every surface, primed the new wood with Sherwin-Williams primer, and finished with two coats of Emerald on all trim and fascia. The garden survived untouched.

Buildda Tip
What looks like a simple paint job often reveals hidden issues once prep work begins - termite damage, stucco cracks, or rot behind trim. We always assess the full scope before quoting so there are no surprises mid-project.

Exterior painting in Beverly Hills requires understanding the architectural range across the city's distinct neighborhoods and meeting the finish quality that homeowners here expect. This is not a market where you can show up with a sprayer and a five-gallon bucket of standard exterior latex. Every project involves careful surface preparation, premium coatings, and color selections that respect both the home's architecture and the neighborhood's visual standards.
The Flats are anchored by Mediterranean Revival and Spanish Colonial estates built in the 1920s through 1940s. These homes have thick stucco exteriors with decorative moldings, arched entryways, and clay tile roof accents. The traditional palette runs warm: cream, sand, ivory, soft terra cotta, and muted gold tones with darker trim in chocolate brown, forest green, or deep burgundy. Painting a Flats estate means repairing all stucco cracks and damaged molding details before any primer goes on. We use elastomeric coatings on homes with widespread hairline cracking because the flexible film bridges minor cracks and prevents moisture intrusion. For finish coats, Sherwin-Williams Emerald Exterior and Duration are our standard recommendations for Beverly Hills projects. Both offer exceptional hide, color retention, and resistance to the UV exposure that fades cheaper paints within a few years.
Trousdale Estates and the contemporary homes above Sunset are a completely different aesthetic. Mid-century modern and modern architecture demands clean lines, flat surfaces, and a restrained color palette - whites, warm grays, charcoal, and occasional bold accent colors on front doors or feature walls. These homes often have large expanses of glass, exposed steel beams, and smooth-troweled stucco or board-formed concrete finishes that show every imperfection. Surface preparation on these homes is more demanding because there is nowhere for flaws to hide under texture. We sand, patch, and prime with surgical precision before applying finish coats.
The residential streets immediately adjacent to the commercial district around Rodeo Drive and El Camino Real present a unique context. Homes here sit within walking distance of the most recognizable luxury shopping corridor in the world, and the visual standard reflects that proximity. Homeowners on these blocks often coordinate their exterior colors with landscape architects and interior designers to create a cohesive estate presentation from the street.
Beverly Hills does not have a formal color restriction ordinance the way some HOA communities do, but the city's architectural review process for exterior modifications effectively enforces neighborhood compatibility. If your proposed color scheme dramatically departs from the surrounding homes, expect the Community Development Department to request revisions during the permit review. We help homeowners navigate this process by preparing color renderings and material samples as part of our bid, so there are no surprises at the review stage.
Marine layer moisture is less of a concern in Beverly Hills than in coastal cities like Santa Monica or Venice, but north-facing walls still accumulate morning dew during spring and fall months. We schedule our prep and priming work to account for surface moisture and always apply mildew-resistant primers as standard practice. For hillside properties with heavy tree canopy, we also address any moss or algae growth before painting, as these organisms will lift paint film from underneath if not properly treated and killed before coating.
