The homeowner in Sunkist Park contacted us about trim painting. The house is a two-story home with a stunning Japanese garden - the owner is a professional landscaper, so every plant, stone, and pathway in that yard is intentional. We knew from the start that protecting his work during our project was non-negotiable.

During the initial inspection, we discovered the job was much bigger than trim paint. The fascia boards had severe termite damage - not surface damage, but deep structural rot that had been hidden under paint for years. Multiple boards needed full replacement. We also found windows that needed to be properly sealed, and a major stucco crack running along the second story that was a serious water intrusion risk.

The homeowner had no idea about the termite damage or the stucco problem. This is common in Sunkist Park - many of these homes were built in the mid-century era and the original wood trim has been deteriorating behind layers of old paint. You do not see it until you start prepping.

We used Sherwin-Williams Emerald for this project - their premium exterior line. For a home this close to the coast, the marine layer demands a paint system that resists moisture and mildew. Emerald has built-in UV protection and self-priming properties, which matters when you are coating over new wood patches next to aged surfaces.

The entire project took about a week. We replaced all the damaged fascia and trim boards, repaired the second-story stucco crack with matching texture so the repair blends with the original finish, sealed the windows, prepped every surface, primed the new wood with Sherwin-Williams primer, and finished with two coats of Emerald on all trim and fascia. The garden survived untouched.

The Norma Triangle neighborhood between Santa Monica Boulevard and Sunset Strip contains some of WeHo's most concentrated single-family housing. Many of these homes are 1920s-1930s Spanish Colonial bungalows with original stucco exteriors, clay tile roofs, and arched doorways. Painting these homes requires understanding how to honor the period architecture while giving owners the updated look they want. We typically recommend warm whites, sage greens, or terracotta-adjacent tones for the body, with deeper accent colors on doors and window trim. The stucco on these older bungalows often has hairline cracking from decades of settling and minor seismic activity - we repair and texture-match all cracks before any paint goes on.
West Hollywood West, the residential area south of Santa Monica Boulevard, has denser multifamily housing - duplexes, fourplexes, and small apartment buildings, many in the Art Deco style that was popular when these structures went up in the 1930s and 1940s. Art Deco exteriors have specific architectural details - stepped parapets, geometric trim, porthole windows - that benefit from a paint scheme that highlights the geometry rather than flattening it. Two-tone or three-tone color plans with contrasting trim bring out these details.
