The homeowner in Sunkist Park contacted us about trim painting. The house is a two-story home with a stunning Japanese garden - the owner is a professional landscaper, so every plant, stone, and pathway in that yard is intentional. We knew from the start that protecting his work during our project was non-negotiable.

During the initial inspection, we discovered the job was much bigger than trim paint. The fascia boards had severe termite damage - not surface damage, but deep structural rot that had been hidden under paint for years. Multiple boards needed full replacement. We also found windows that needed to be properly sealed, and a major stucco crack running along the second story that was a serious water intrusion risk.

The homeowner had no idea about the termite damage or the stucco problem. This is common in Sunkist Park - many of these homes were built in the mid-century era and the original wood trim has been deteriorating behind layers of old paint. You do not see it until you start prepping.

We used Sherwin-Williams Emerald for this project - their premium exterior line. For a home this close to the coast, the marine layer demands a paint system that resists moisture and mildew. Emerald has built-in UV protection and self-priming properties, which matters when you are coating over new wood patches next to aged surfaces.

The entire project took about a week. We replaced all the damaged fascia and trim boards, repaired the second-story stucco crack with matching texture so the repair blends with the original finish, sealed the windows, prepped every surface, primed the new wood with Sherwin-Williams primer, and finished with two coats of Emerald on all trim and fascia. The garden survived untouched.

Fire-resistant exterior coatings are a growing category that Palisades homeowners are asking about. While no paint can make a home fireproof, intumescent coatings expand when exposed to extreme heat, creating an insulating char layer that slows fire progression. We work elevation by elevation - completing one face of the home before moving to the next - rather than trying to prep the entire house at once. This approach means each prepared surface gets primed and coated the same day, reducing the window for moisture, dust, or pollen contamination between prep and paint. For multi-story homes on sloped lots, scaffold systems are often necessary because extension ladders cannot be safely positioned on steep terrain.
