Real Project
Recent project in Culver City
The homeowner in Sunkist Park contacted us about trim painting. The house is a two-story home with a stunning Japanese garden - the owner is a professional landscaper, so every plant, stone, and pathway in that yard is intentional. We knew from the start that protecting his work during our project was non-negotiable.

During the initial inspection, we discovered the job was much bigger than trim paint. The fascia boards had severe termite damage - not surface damage, but deep structural rot that had been hidden under paint for years. Multiple boards needed full replacement. We also found windows that needed to be properly sealed, and a major stucco crack running along the second story that was a serious water intrusion risk.

The homeowner had no idea about the termite damage or the stucco problem. This is common in Sunkist Park - many of these homes were built in the mid-century era and the original wood trim has been deteriorating behind layers of old paint. You do not see it until you start prepping.

We used Sherwin-Williams Emerald for this project - their premium exterior line. For a home this close to the coast, the marine layer demands a paint system that resists moisture and mildew. Emerald has built-in UV protection and self-priming properties, which matters when you are coating over new wood patches next to aged surfaces.

The entire project took about a week. We replaced all the damaged fascia and trim boards, repaired the second-story stucco crack with matching texture so the repair blends with the original finish, sealed the windows, prepped every surface, primed the new wood with Sherwin-Williams primer, and finished with two coats of Emerald on all trim and fascia. The garden survived untouched.

Buildda Tip
What looks like a simple paint job often reveals hidden issues once prep work begins - termite damage, stucco cracks, or rot behind trim. We always assess the full scope before quoting so there are no surprises mid-project.

Exterior painting in Santa Monica requires understanding the specific conditions and housing stock across this city's distinct neighborhoods. North of Montana is where we see the largest homes - many are 4,000 to 8,000 square feet with two or three stories, complex rooflines, and architectural detailing that demands careful prep and premium materials. These estates often have extensive stucco, wood trim, and decorative moldings that each need different treatment. A full exterior on a North of Montana home can take our crew two to three weeks just for prep - scraping, patching, caulking, and priming before any color goes on the walls.
Ocean Park is a different story. The bungalows and smaller homes south of Pico carry historic character that homeowners want to preserve. Color palette matters here - these neighborhoods have a cohesive look, and jumping to something too modern or too bold can clash with the streetscape. We work with homeowners on color selection that respects the cottage character while freshening things up. Many Ocean Park homes have original wood siding or older stucco that needs more repair work before paint.
Along the Main Street corridor, residential properties sit adjacent to commercial storefronts. That means foot traffic, neighboring business operations, and parking constraints all factor into scheduling and access. We coordinate timing carefully and set up containment to keep prep debris from affecting the sidewalk and adjacent businesses.
One thing that sets Santa Monica apart from neighboring LA neighborhoods is its independent building department. Permits here go through the City of Santa Monica Planning and Community Development - not LADBS. The practical benefit is that the process tends to move faster and the staff is more accessible. For most standard exterior repaints we do not need a permit, but if we are doing stucco repair, lead abatement on pre-1978 homes, or changes to the exterior envelope, we pull permits through the city directly.
The marine fog and salt air along the coast hit painted surfaces hard. We see mildew growth accelerate on north-facing walls and anywhere that does not get direct afternoon sun. That is why we always use mildew-resistant primers - Sherwin-Williams Emerald is our go-to for top coats in Santa Monica because of its antimicrobial properties and excellent adhesion in high-moisture environments. For stucco homes that show hairline cracking, we apply elastomeric coatings that bridge minor cracks and flex with the substrate as temperatures shift between morning fog and afternoon warmth. Elastomeric also provides a waterproof barrier that standard flat paint cannot match in coastal conditions.
Scheduling matters here too. Morning fog often keeps surfaces damp until 10 or 11 AM, so we plan our paint application for afternoons when surfaces have dried and temperatures are stable. Starting a topcoat on a damp wall leads to adhesion failure within a year.
Santa Monica's mature coral tree-lined streets are beautiful but create real challenges for exterior painting. Low-hanging branches press against siding and trim, trapping moisture and creating areas where paint fails prematurely. Fallen leaves and debris accumulate against walls and foundations. We coordinate with the city's tree trimming schedule when possible and always clear vegetation back from surfaces before we start. On narrower streets, the tree canopy limits where we can position lifts and ladders, which affects crew access on taller homes. We plan our equipment staging around these constraints during the estimating phase so there are no surprises once work begins.
