Protect Your Home From the Top Down
Real Project
Our client contacted us to install three VELUX skylights in their Brentwood home. The existing roof looked fine from the ground - no missing shingles, no visible damage. But when heavy rain hit before we could start, three separate leaks appeared inside the house. That changed everything.

We went up to inspect and found the real situation. The shingles had lost most of their protective granules - you could see bare asphalt in multiple areas. The underlayment beneath was cracked and brittle from years of UV exposure. When we pulled back sections of shingles, the roof deck had soft spots from long-term moisture intrusion. This roof was not just aging - it was failing.

We covered the roof with protective tarps immediately to stop the active leaks while we revised the project scope. What started as a skylight installation became a complete roof replacement. We pulled the permit through LADBS and began full tear-off once approved.

The entire old roof came off down to bare deck. We swept every nail with a magnetic roller, replaced damaged decking sections, and installed new synthetic underlayment rated for the Brentwood fire zone. Then we framed the curbs for three VELUX skylights - each one has to be level and sealed before the skylight unit goes in.

We chose CertainTeed Presidential shingles - their premium architectural line that meets California Title 24 cool roof requirements. These shingles have a 50-year limited warranty and the thick, layered profile gives the roof a substantial look that matches the quality of Brentwood homes. Every skylight got custom step flashing integrated with the new shingles for a completely watertight seal.

The homeowner went from worrying about three leaks to having a brand new roof with three skylights flooding their home with natural light. The old roof was hiding damage that would have gotten much worse with each rain. Catching it when we did saved significant structural repair costs down the road.

Small roof leaks become big problems fast. Water entering through a damaged shingle or cracked flashing can rot your decking, grow mold in your attic, and damage ceilings - all before you notice anything inside. We always do a full attic inspection before quoting so we catch hidden damage early.
Materials & Resources

Brentwood roof replacement typically runs $25,000 to $80,000 depending on home size, materials, and hillside access. Most Brentwood homes are 3,000 to 6,000+ square feet with premium roofing expectations to match property values averaging $3 million or more. Permits go through LADBS since Brentwood is within LA City limits - we use the Express Permit process for standard re-roofs.
Much of Brentwood north of Sunset Boulevard is designated a Very High Fire Hazard Severity Zone by CAL FIRE. This means Class A fire-rated roofing is mandatory - wood shakes and shingles are prohibited unless treated to Class A rating. After the 2025 Palisades Fire that burned areas immediately west of Brentwood, fire-hardened roofing is top of mind for homeowners here. We only install Class A rated materials and can add ember-resistant attic vents and non-combustible underlayment for maximum fire protection. Some insurance companies now require documentation of fire-compliant roofing for policy renewals in Brentwood.
Brentwood roofing varies by neighborhood and architectural style. Spanish Colonial Revival homes along San Vicente and in the flats often have clay or concrete tile roofs that are heavy and require proper structural support - re-roofing usually means replacing deteriorated underlayment while preserving or matching original tiles. Mid-century modern homes in the hills toward Mandeville Canyon and Kenter have flat or low-slope roofs that need built-up, modified bitumen, or TPO membrane systems where drainage is the primary concern. Contemporary estates require standing seam metal, synthetic slate, or designer shingles. Some gated communities like Brentwood Circle and Moraga Estates have architectural review boards that must approve material and color choices before work begins.
Hillside properties present unique challenges. Steep narrow driveways may require crane or boom truck for material delivery. Higher elevation homes get more wind exposure, requiring enhanced six-nail fastening patterns instead of standard four-nail. Tall trees in canyon settings deposit debris that traps moisture and accelerates shingle deterioration - we always evaluate tree coverage during our inspection.
We recently completed a full shingle roof replacement with three VELUX skylights in Brentwood after heavy rain exposed hidden leaks that the homeowner did not know existed. What started as a skylight installation changed scope when we discovered widespread granule loss, cracking, and soft spots in the decking underneath. We used CertainTeed Presidential shingles with custom flashing around each skylight opening to ensure a watertight seal. This is a common pattern in Brentwood - small projects reveal bigger problems that were invisible from the outside.
