Our client contacted us to install three VELUX skylights in their Brentwood home. The existing roof looked fine from the ground - no missing shingles, no visible damage. But when heavy rain hit before we could start, three separate leaks appeared inside the house. That changed everything.

We went up to inspect and found the real situation. The shingles had lost most of their protective granules - you could see bare asphalt in multiple areas. The underlayment beneath was cracked and brittle from years of UV exposure. When we pulled back sections of shingles, the roof deck had soft spots from long-term moisture intrusion. This roof was not just aging - it was failing.

We covered the roof with protective tarps immediately to stop the active leaks while we revised the project scope. What started as a skylight installation became a complete roof replacement. We pulled the permit through LADBS and began full tear-off once approved.

The entire old roof came off down to bare deck. We swept every nail with a magnetic roller, replaced damaged decking sections, and installed new synthetic underlayment rated for the Brentwood fire zone. Then we framed the curbs for three VELUX skylights - each one has to be level and sealed before the skylight unit goes in.

We chose CertainTeed Presidential shingles - their premium architectural line that meets California Title 24 cool roof requirements. These shingles have a 50-year limited warranty and the thick, layered profile gives the roof a substantial look that matches the quality of Brentwood homes. Every skylight got custom step flashing integrated with the new shingles for a completely watertight seal.

The homeowner went from worrying about three leaks to having a brand new roof with three skylights flooding their home with natural light. The January 2025 Palisades Fire changed the roofing conversation in Pacific Palisades permanently. For homes that survived but sustained heat exposure, ember damage, or smoke infiltration through roof systems, replacement roofing is not a matter of preference - it is an insurance requirement and a safety necessity. For the broader Palisades community, the fire forced a reckoning with roofing materials and fire-hardening standards that many homeowners had deferred for years.
Class A fire-rated roofing is mandatory throughout Pacific Palisades. The entire community sits within the Very High Fire Hazard Severity Zone (VHFHSZ) designation, and the January fire reinforced why that classification exists. Class A is the highest fire rating available - it means the roofing assembly resists fire penetration for at least one hour and will not spread flame under severe fire exposure conditions. Every roofing product we install in Pacific Palisades carries a Class A rating: CertainTeed Presidential TL and Grand Manor shingles, Owens Corning Duration and Berkshire Collection, and concrete and clay tile systems from Boral and Eagle Roofing. Insurance-driven roof replacements are a major category of work in the Palisades right now. Many insurance adjusters are requiring full roof replacement rather than repair on homes within a defined radius of the fire perimeter, even when the visible damage appears limited to scorched ridge vents or melted flashing. The logic is sound - heat exposure compromises shingle adhesive strips, degrades underlayment, and can warp roof deck sheathing in ways that are not visible from the exterior. We work directly with insurance adjusters on scope documentation, providing detailed inspection reports with photos that support the replacement scope when warranted.
Canyon wind exposure is a permanent reality for Palisades roofing, independent of fire events. The Santa Monica Mountains funnel Santa Ana winds through Temescal Canyon, Pulga Canyon, and the smaller drainages that cut through the community. Wind speeds during Santa Ana events regularly exceed 40-50 mph at ridge elevation, with gusts higher in exposed locations. This demands enhanced wind resistance in roofing installations: six-nail patterns instead of four on architectural shingles, starter strip adhesive at eaves and rakes, and heavy-gauge metal drip edge that will not lift. Ridge vents need to be the baffled, ember-resistant type - standard ridge vents became ember entry points during the January fire.
Hillside access is one of the most challenging logistical aspects of Palisades roofing. Many properties are reached by narrow, winding canyon roads - Palisades Drive, Sunset Boulevard to Via de la Paz, Chautauqua Boulevard into the Highlands. Material delivery requires trucks that can navigate tight turns and steep grades. Roofing debris has to come down the same way. Crane placement for material hoisting may be limited by terrain, tree canopy, and overhead utility lines. We conduct a thorough access and staging survey before every Palisades roofing project and include logistics costs in our bid rather than discovering them mid-project.
Pacific Palisades falls under LADBS jurisdiction for building permits, but roofing in the VHFHSZ also requires fire department clearance. The permit process for a standard re-roof typically takes 2-4 weeks through LADBS Express Permits, but projects involving structural changes, deck replacement, or fire-damage restoration go through standard plan check, which can take 6-12 weeks. For homes in the Coastal Zone (generally west of Palisades Drive near the bluffs), California Coastal Commission review may also apply if the roofing project alters the visual profile of the structure.
