Real Project
Recent project in Culver City
The homeowner in Sunkist Park contacted us about trim painting. The house is a two-story home with a stunning Japanese garden - the owner is a professional landscaper, so every plant, stone, and pathway in that yard is intentional. We knew from the start that protecting his work during our project was non-negotiable.

During the initial inspection, we discovered the job was much bigger than trim paint. The fascia boards had severe termite damage - not surface damage, but deep structural rot that had been hidden under paint for years. Multiple boards needed full replacement. We also found windows that needed to be properly sealed, and a major stucco crack running along the second story that was a serious water intrusion risk.

The homeowner had no idea about the termite damage or the stucco problem. This is common in Sunkist Park - many of these homes were built in the mid-century era and the original wood trim has been deteriorating behind layers of old paint. You do not see it until you start prepping.

We used Sherwin-Williams Emerald for this project - their premium exterior line. For a home this close to the coast, the marine layer demands a paint system that resists moisture and mildew. Emerald has built-in UV protection and self-priming properties, which matters when you are coating over new wood patches next to aged surfaces.

The entire project took about a week. We replaced all the damaged fascia and trim boards, repaired the second-story stucco crack with matching texture so the repair blends with the original finish, sealed the windows, prepped every surface, primed the new wood with Sherwin-Williams primer, and finished with two coats of Emerald on all trim and fascia. The garden survived untouched.

Buildda Tip
What looks like a simple paint job often reveals hidden issues once prep work begins - termite damage, stucco cracks, or rot behind trim. We always assess the full scope before quoting so there are no surprises mid-project.

Mar Vista's exterior painting needs are shaped by the neighborhood's split personality: original mid-century bungalows with decades of paint history alongside brand-new modern construction that has never been repainted. Both present distinct challenges, and we see a steady stream of both types across the neighborhood.
The original Mar Vista housing stock - 1940s and 1950s bungalows and ranch homes - is predominantly stucco over wood framing. After 60 to 80 years, these stucco exteriors have accumulated multiple layers of paint, developed networks of hairline cracks from settling and minor seismic activity, and often show signs of moisture damage where the original waterproofing has failed. Surface preparation on these older homes is the most critical phase of the project. We scrape loose and flaking paint, repair stucco cracks with matching texture patches, treat any mold or mildew growth with a biocide solution, and apply a quality primer before finish coats go on. Cutting corners on prep is the single most common reason exterior paint jobs fail within a few years.
Mar Vista has a strong eco-conscious homeowner demographic - the neighborhood is known for its community gardens, the Mar Vista Farmers Market, and an active Green Committee through the neighborhood council. This translates to paint product preferences. Many Mar Vista homeowners specifically request low-VOC and zero-VOC coatings. Sherwin-Williams Emerald and Duration lines both meet strict VOC limits while delivering professional-grade durability and color retention. Benjamin Moore Aura Exterior is another option we recommend for homeowners who prioritize environmental performance.
The newer modern construction on infill lots throughout Mar Vista typically features smooth-troweled stucco, fiber cement panels, or a combination of materials including metal siding accents. These homes demand a different painting approach than the textured stucco bungalows. Smooth surfaces show every roller mark, lap line, and drip, so application technique matters as much as product selection. We spray and back-roll on smooth stucco to get a consistent film thickness without visible texture variation.
ADU construction has been significant in Mar Vista over the past five years. Many homeowners who build a detached accessory dwelling unit in their backyard want the ADU exterior to coordinate with the main house. When we paint a primary residence, we discuss the ADU at the same time - matching colors, using the same product system, and scheduling both structures together reduces mobilization costs and ensures consistency. Even if the ADU is a different architectural style than the main house, a cohesive color palette ties the property together.
Mar Vista sits roughly two to three miles from the coast, close enough that marine layer moisture is a daily presence from May through August. Morning fog deposits a film of moisture on exterior walls, especially on west-facing and north-facing surfaces. This moisture creates ideal conditions for mildew growth if the paint film is not properly formulated to resist it. We use mildew-resistant primers as standard practice on every Mar Vista project and schedule our prep work for afternoons when wall surfaces have dried. Coastal proximity also means salt air exposure, which accelerates corrosion on metal trim, gutters, and fasteners. We spot-prime all exposed metal with a rust-inhibitive primer before applying finish coats.
Craftsman-style details on some of the older Mar Vista bungalows - exposed rafter tails, knee braces, decorative trim boards - need individual attention during painting. These wood elements are often original to the home and may have dry rot in spots that need repair before painting. We inspect all wood trim carefully, replace rotted sections with primed lumber or composite material, and then paint to match. Preserving these architectural details is what gives Mar Vista bungalows their character.
