Protect Your Home From the Top Down
Real Project
Recent project in Brentwood
Our client contacted us to install three VELUX skylights in their Brentwood home. The existing roof looked fine from the ground - no missing shingles, no visible damage. But when heavy rain hit before we could start, three separate leaks appeared inside the house. That changed everything.

We went up to inspect and found the real situation. The shingles had lost most of their protective granules - you could see bare asphalt in multiple areas. The underlayment beneath was cracked and brittle from years of UV exposure. When we pulled back sections of shingles, the roof deck had soft spots from long-term moisture intrusion. This roof was not just aging - it was failing.

We covered the roof with protective tarps immediately to stop the active leaks while we revised the project scope. What started as a skylight installation became a complete roof replacement. We pulled the permit through LADBS and began full tear-off once approved.

The entire old roof came off down to bare deck. We swept every nail with a magnetic roller, replaced damaged decking sections, and installed new synthetic underlayment rated for the Brentwood fire zone. Then we framed the curbs for three VELUX skylights - each one has to be level and sealed before the skylight unit goes in.

We chose CertainTeed Presidential shingles - their premium architectural line that meets California Title 24 cool roof requirements. These shingles have a 50-year limited warranty and the thick, layered profile gives the roof a substantial look that matches the quality of Brentwood homes. Every skylight got custom step flashing integrated with the new shingles for a completely watertight seal.

The homeowner went from worrying about three leaks to having a brand new roof with three skylights flooding their home with natural light. The old roof was hiding damage that would have gotten much worse with each rain. Catching it when we did saved significant structural repair costs down the road.

Small roof leaks become big problems fast. Water entering through a damaged shingle or cracked flashing can rot your decking, grow mold in your attic, and damage ceilings - all before you notice anything inside. We always do a full attic inspection before quoting so we catch hidden damage early.

Roofing in Marina del Rey requires material and installation decisions that account for the relentless marine environment. Salt air, persistent fog, wind off the harbor, and intense UV exposure combine to stress roofing systems in ways that inland locations do not experience.
Flat roofs dominate the Marina del Rey landscape. The majority of housing here is condominiums and apartment buildings constructed from the 1970s through the 2000s, and most have flat or low-slope roof systems. Single-ply membrane roofing - TPO and PVC - is the standard for flat-roof replacement because these materials resist standing water, UV degradation, and salt exposure better than traditional built-up roofing or modified bitumen. PVC membrane performs well in marine environments because it is chemically resistant to salt. We specify PVC for buildings directly on the harbor and TPO for properties with slightly more distance from the water.
For the single-family homes and townhomes near the channel and in the Shores area, pitched roofs with asphalt architectural shingles are the most common system. CertainTeed Landmark and Owens Corning Duration are our standard shingle lines - both carry Class A fire ratings and meet California Title 24 cool-roof requirements. The critical detail on pitched roofs in Marina del Rey is the flashing. Standard galvanized steel flashing corrodes rapidly in salt air - we have seen galvanized drip edge and step flashing develop rust-through holes in as little as 3 to 5 years on harbor-facing exposures. We use aluminum or stainless steel flashing exclusively in Marina del Rey. The material cost is higher, but the alternative is replacing corroded flashing within a few years of a new roof installation, which means tearing into finished work.
Marina fog creates a unique moisture challenge for roofing. Morning fog rolls in from the harbor and deposits a thin layer of moisture across every roof surface, often not evaporating until late morning or early afternoon. This daily wet-dry cycle accelerates the growth of algae and moss on shingle roofs, particularly on north-facing slopes that receive limited direct sunlight. We recommend algae-resistant shingles with copper-impregnated granules for any pitched roof in the Marina. The copper slowly releases over time and inhibits algae growth, keeping the roof cleaner and extending shingle life.
Wind is another factor. The open water of the marina creates a wind corridor that can produce sustained gusts stronger than what surrounding inland neighborhoods experience. This affects shingle selection - we use shingles rated for 110+ mph wind resistance and apply a full starter strip along eaves and rakes with enhanced nailing patterns. On flat roofs, we ensure membrane seams are fully welded and perimeter securement meets or exceeds the wind uplift requirements for coastal exposure zones.
Permitting for roof replacement in Marina del Rey goes through the Los Angeles County Department of Public Works. This is a different process than LADBS - the county has its own plan check and inspection requirements. For standard re-roofing on single-family homes, the county permit process typically takes 2 to 4 weeks. For larger condo or apartment building projects, plan check may take longer, especially if structural modifications are involved. We submit permit applications and coordinate inspections so the building owner or HOA board does not have to navigate the county system directly.
Insurance is a practical consideration for Marina del Rey homeowners. Waterfront properties may face additional insurance requirements for roofing materials and installation methods. Some carriers require documentation of wind-rated shingles and proper flashing materials before issuing or renewing policies. We provide material specifications and installation photos for insurance documentation when requested.
