Protect Your Home From the Top Down
Real Project
Recent project in Brentwood
Our client contacted us to install three VELUX skylights in their Brentwood home. The existing roof looked fine from the ground - no missing shingles, no visible damage. But when heavy rain hit before we could start, three separate leaks appeared inside the house. That changed everything.

We went up to inspect and found the real situation. The shingles had lost most of their protective granules - you could see bare asphalt in multiple areas. The underlayment beneath was cracked and brittle from years of UV exposure. When we pulled back sections of shingles, the roof deck had soft spots from long-term moisture intrusion. This roof was not just aging - it was failing.

We covered the roof with protective tarps immediately to stop the active leaks while we revised the project scope. What started as a skylight installation became a complete roof replacement. We pulled the permit through LADBS and began full tear-off once approved.

The entire old roof came off down to bare deck. We swept every nail with a magnetic roller, replaced damaged decking sections, and installed new synthetic underlayment rated for the Brentwood fire zone. Then we framed the curbs for three VELUX skylights - each one has to be level and sealed before the skylight unit goes in.

We chose CertainTeed Presidential shingles - their premium architectural line that meets California Title 24 cool roof requirements. These shingles have a 50-year limited warranty and the thick, layered profile gives the roof a substantial look that matches the quality of Brentwood homes. Every skylight got custom step flashing integrated with the new shingles for a completely watertight seal.

The homeowner went from worrying about three leaks to having a brand new roof with three skylights flooding their home with natural light. The old roof was hiding damage that would have gotten much worse with each rain. Catching it when we did saved significant structural repair costs down the road.

Small roof leaks become big problems fast. Water entering through a damaged shingle or cracked flashing can rot your decking, grow mold in your attic, and damage ceilings - all before you notice anything inside. We always do a full attic inspection before quoting so we catch hidden damage early.

Beverly Hills roof replacement is a different conversation than roofing anywhere else in LA. Home values start around $5 million and climb well past $30 million in Trousdale Estates and the hills above Sunset Boulevard. At that level, the roof is not just weather protection - it is part of the home's architectural identity and a meaningful percentage of its appraised value. We approach every Beverly Hills roofing project with that reality in mind.
The Flats - the grid of residential streets south of Sunset between Doheny and Whittier - are dominated by Mediterranean Revival, Spanish Colonial, and traditional estate homes from the 1920s through 1950s. These homes almost universally feature clay tile roofing: barrel tile, S-tile, or flat mission profiles in terracotta and earth tones. Replacing clay tile on a Flats estate means sourcing material that matches the existing color, profile, and weathering. We work with suppliers like Boral, US Tile, and Eagle Roofing to get the closest match possible, and in some cases custom-order tiles when a discontinued profile is involved. Concrete tile is a cost-effective alternative that mimics the look of clay at roughly 60-70% of the material cost, but many Beverly Hills homeowners prefer genuine clay for authenticity and longevity.
Trousdale Estates sits above Sunset on the hillside below Greystone Mansion. Homes here are primarily mid-century modern and contemporary designs from the 1960s and 1970s, many with low-slope or flat roofs that require membrane systems rather than tile or shingles. These properties face greater wind exposure from Santa Ana events and need enhanced fastening systems and edge metal detailing to prevent uplift damage. Hillside access is a real logistical concern in Trousdale - narrow winding streets, steep driveways, limited staging areas for material delivery, and mature landscaping that restricts crane placement. We plan material staging and debris removal carefully to avoid damaging driveways, hedges, and specimen trees that may be worth tens of thousands of dollars on their own.
Fire zone considerations apply to many Beverly Hills properties north of Sunset. The Very High Fire Hazard Severity Zone designation means Class A fire-rated roofing is mandatory - not optional. Class A rated clay and concrete tile inherently meet this standard, and CertainTeed Presidential and Owens Corning Duration shingles also carry Class A ratings for properties where architectural shingles are appropriate. Ember-resistant ridge vents and enclosed eave details are additional fire-hardening measures we recommend for hillside properties.
Beverly Hills operates its own building department, completely separate from LADBS. Permit processing for roofing typically takes 3-6 weeks, longer than Culver City but more predictable than LA City. The Beverly Hills Community Development Department requires detailed plans for any roofing work, and properties in the Trousdale Estates Architectural Committee area face an additional layer of design review. We handle the full permit process, including architectural committee submissions where required, so homeowners do not have to navigate the bureaucracy themselves.
Beverly Hills homeowners also need to coordinate roofing projects around their existing landscaping. Mature trees - California oaks, Italian cypress, specimen palms - create canopy issues that affect both access and debris management during tear-off. We use protective tarping systems to shield landscaping and hardscape during roof work, because replacing a 40-year-old Italian stone walkway damaged by falling debris is not an acceptable outcome on a project like this.
